How would you like to live just minutes away from the Sacramento Airport, have easy access to 3 major highways - highways 5, 80 and 99, AND just a skip and a hop from downtown Sacramento?

In this article, we’re going to find out a little bit about the North Natomas area in Sacramento.

North Natomas Sacramento has grown and continues to grow.  Why?

GET TO KNOW FOLSOM CA - WHAT'S AROUND THE 3 EXITS OFF OF HWY 50? 

There are many reasons, but a few major reasons are:

  • Very close and easy access to the Sacramento Airport
  • Easy access to 3 major highways - Hwy 5, Hwy 80 and Hwy 99
  • Close proximity to downtown Sacramento

Why the above reasons?

If you notice where the housing is around North Natomas, you’ll notice that close to the highways are a lot of apartments, condos, townhomes and some standalone single family homes that are closely clustered together.

Most of these homes have small yards and they’re very easy to maintain.

There are many people who have bought homes or have moved to North Natomas who are single, young couples and many professionals.  Many of them commute and/or work downtown and travel a lot for their jobs.

So, they don’t have much time to take care of the yard, etc and the easier the home is to maintain, the better.

Because there have been so many people who have moved here, the demand for more retail shops have increased, as well as many companies opening local locations.

Coke has a plant here and so does Raley’s, as well as many others.

NORTH NATOMAS CALIFORNIA - CONDO LIVING

So, condo living is well and alive here in North Natomas and has attracted many small investors from the Bay Area.

They’re purchasing many of these condos and townhomes and turning them into rental units.

These condos - depending on bedroom size and condition, range from the $150’s to the low $300s.

The townhomes can go up to the mid $300s or higher.

NORTH NATOMAS SACRAMENTO - SINGLE FAMILY DETACHED HOMES 

Natomas has 3 zip codes, 95833, 95834 and 95835.

The 95833 zip code consists mostly of the older homes, though there is a newer development on the east side of Hwy 5.

The 95834 zip code had both older and newer homes.  Homes that are closer to 95833 are older and the opposite is true.  Homes that are closer to 95835 are newer.

The larger homes with more yards and acreage are in the 95835 zip codes.

The homes - depending in the 95833 zip codes range anywhere from the low $200s to the low $300s  

Very affordable homes.

HOW MUCH DOES IT COST TO LIVE IN FOLSOM CA

The homes in the 95834 and 95835 range from the low $300s to the low $600s.

These larger standalone single family homes tend to be further from the highways, while the condos and apartments are closer to the highways.

NORTH NATOMAS SACRAMENTO - RETAIL SHOPS AND BUSINESS PARKS

Since many people have moved to the North Natomas Sacramento area, demand for retail shops has increased.  So, you’ll see many shops in almost every corner closer to the highways.

Many businesses or corporations have also opened up local locations.

My buyers are young professionals,so the North Natomas area in Sacramento is perfect for them.

NORTH NATOMAS SACRAMENTO - PARKS

While there are many parks in any master-planned communities, a new park has been built, called the North Natomas Regional Park.

This is a very nice park.

It has 2 dog parks, one for larger dogs and one for smaller dogs.

They have ballparks, picnic areas and a little lake, as well as a water feature for the kids to cool off during the hot summer months.  It’s located next to the covered play area.

The main feature, however, is the farmer’s market (held every Saturday from 8 to noon).  It’s a large covered area that can fit many local vendors.  

Definitely something worthwhile to visit on early Saturday mornings and is something North Natomas Sacramento is proud of.
