Selling a Home?  Learn and Save Money, Stress and Headache! Part 1

So, you’ve decided to sell your home!  Selling a home can be exciting and stressful.  There is so much paperwork and legal verbiage on the contracts already that you don’t need to process to be stressful as well.  It should be an enjoyable and profitable experience and it is once you know the entire home selling process is.

This is where knowledge truly gives you power, confidence and a bright light at the end of the tunnel.  Knowledge of the entire process will increase your odds of saving money, having less stress and headache.

Don’t you agree?

I hope you said, Yes!

If you have a clear understanding of process of selling a home - step by step, while working with an excellent agent, you’ll be more confident going into the transaction because there will be less uncertainty.

Yes, it’s your agent’s job to make sure the entire transaction goes smoothly, but if you have a bit more control over the transaction by knowing what to expect next, you can ensure that there will be no hiccups, your transaction will be that much smoother and you can save yourself some money by not making any mistakes.

So, let’s get to it, shall we?

To make this subject a little more fun (because this subject can get a little dry and boring), we’ll create fictional characters and follow their journey of selling a home. 

Our sellers will be Cersei and Jaime Lannister.  Go ahead and make your jokes, but laugh along with me...  and yes, I’m having GOT withdrawals and I’m still a tad upset of the ending.  

Anyhow, this is my way of dealing with my withdrawals.

Question.  What was their address in the show?  Did they have an actual address or was their residence just referred to as the House Lannister of Westeros?

SELLING A HOME:  THE DECISION

Cersei and Jaime lives in the Folsom hills where they have a great view of the city of Folsom.  Their 3 children, Joffery, Myrcella and Tommen have all moved out.  They are now empty nesters.

“This house is too big for us now.”  Cersei said and Jaime agreed.  they’ve decided they to sell their home and buy something smaller.

The process of selling a home while buying another is a tricky process.  Read how that process works here.

“Okay, let’s do it.”  says Cersei.

“Okay.  Let’s do this!” Jaime excitedly agreed!

“Tyrion gave me an address to a great website that I should look into if we decide to sell our home.  He said he would definitely use the site to get some great ideas of selling or buying once he decides to buy a home.”  Jaime told Cersei about what his brother told him.  “Take a look at it as well when you get a chance.”

“Here is the website.  AllAboutFolsomCalifornia.com.  It’s not just about Folsom.  Folsom is just the main subject.”  Jaime explained to Cersei.

“Okay.  I’ll take a look at it.”  Cersei replied.

 SELLING A HOME:  THE CALL

Cersei had some time to look at the website address that Jaime gave her.  She thought she’d start there and see what it has to offer.  She’s hoping it will give her some direction.

They've bought a home before, but selling a home is a different process.

She was happy she visited the site.  She started reading the article on selling a home and started to really get into it.  The article was told in story form and it made it more interesting for her to follow.

A quick surf through the article by quickly reading the subheadings gave her an idea what was going to be covered in the article…  She thought, “This is going to be pretty detailed.”

As she read, she noticed there were plenty of links in the article that took her to even more tips and guides.  She could stay in this site for awhile.  There’s a lot here.

When she finished with the article, she thought, “Clearly, the author knows the subject matter.”

It helps that the author is a local real estate agent.  She decided to call the author.

INITIAL PHONE INTERVIEW

Cersei called me.  She said she loved my site.  She asked if I actually wrote the article of had someone write for me.

“I wrote all the articles myself.  I love writing.  To me, It’s a good way to pass time while expressing myself and helping others at the same time.” I said to her.

“That’s nice.”  She said.  “I can tell you love what you do.”

She proceeded to tell me what their plans were, then I asked if it was okay if I ask her some questions - a lot of questions.  I told her that in order for me to do my best for them, I need to know as much as possible about their situation - like a doctor.  The more a doctor knows about your condition, the better they can recommend the best way to take care of it.

She agreed.

THE SELLER QUESTIONNAIRE

Some of the questions are the basic info, then gets deeper, such as:

  1. How much do you owe?
  2. Tell me about your home.
  3. Where are you moving to?
  4. What’s your timeline?....

… and other questions that dig deeper into their plan and situation.

It took 15-20 minutes to go over the questionnaire in detail while asking additional questions not in the questionnaire just so I could get a really good feel for their situation.  We went over a few potential situations that could arise when selling a home.

After going over the questionnaire, I get a really good feel of what they wanted to do.  I had a very good plan for them.

I told Cersei that I will be sending her an email with my “pre listing” package attached.  I asked her to please go over the package before I come over and it will cut our meeting time in half.

I asked her while they read the pre listing package, to please have a notepad handy and write down any questions they may have and I'll answer then when we meet.

I told her that my pre-listing package will be detailed and includes:

  • Information about me and my company
  • My marketing package
  • What to expect next
  • FAQ
  • And much more…

By going over the pre listing package we can get right down to business and only go over the items that they need more information on, thus shortening our meeting.

She said she will and she'll go over it with Jaime as well.

We ended the initial over-the-phone interview by setting up a face-to-face interview where they get to know me, my company and my detailed plan for selling a home.
